We all know that conservatories and orangeries create invaluable extra space at a property without the hassle and additional expenses of moving.
Yet there are other benefits too, not least of which is the way these extensions can significantly add to the overall value of your home. And, at a time of a sluggish housing market, one of these extensions might just be a deal breaker, especially since it was reported this summer that, for the first time, space has become more important to home-owners than location.
(This was according to a survey of 2,000 home-owners by the website ratedpeople.com.)
So it should be possible to recoup the cost of your conservatory in full by the time you come to sell. But how much difference can a conservatory really make when it comes to selling up? And how do you get maximum return on your investment?
Ensuring your conservatory matches the rest of the property in terms of its style is one way of maximising its value. It should flow on seamlessly from the rest of the property, and not look like something which has been hastily bolted on. Equally, the layout should maximise the layout’s potential.
A high level of energy efficiency will attract prospective buyers, as will maximising the natural light your conservatory receives. A high quality glass roof is one great way of doing this.
Property expert Phil Spencer reckons a conservatory can add up to 7% on to the value of a home, although this will vary according to things like the quality of build of your conservatory, and the materials used, along with other factors affecting the value of your home and market fluctuations.
The ThisIsMoney.co.uk website put the figure at 5% in an article this year which listed conservatories among the top five home improvements most likely to add value to a property’s price.
Meanwhile, another suggestion is that you can add 50% of the cost of your conservatory to the value of your home, a figure given by the Royal Institute of Chartered Surveyors.
